Design-Build Process

Litchfield Builders is a design-build construction company. This means that we're equipped to provide design services for a variety of home remodel projects. Here's how it works:

  1. Initial consultation. We'll start with an initial consultation to discuss your vision for your project. We'll meet on site to learn more about your goals and priorities for your upcoming renovation. We'll also discuss your budget, timelines, and the construction process. If you're ready to move forward after the conversation, we'll draft a design contract.
  2. Design contract. The design contract approves Litchfield Builders to move forward with design services for your project. The design contract is a contract for design services only - the construction contract will come later. When you've signed the design contract, we'll get started with design services.
  3. Design and approval. Our experts will produce a design that aligns with your vision. The project won't move forward until the design is finished and approved by you.
  4. Construction contract and approval. Once you've approved the design, we'll draft the construction contract. This contract will outline the entire construction process including materials used, allowances, what you can do to prepare for the remodeling process, and what Litchfield Builders will do from start to finish. 
  5. Materials order. Once you've signed a construction contract, we'll order materials to get started with your project. We'll be ready on the day construction begins. 
  6. Construction. The construction process can be a very exciting one. The most dramatic changes happen in the beginning when the work is framed out, foundations are laid, etc. Eventually, the final product begins to take shape as finishes and fixtures are installed. We'll keep you informed at every step of the way. 
  7. Walk-through. Near the end of the process, we'll perform a walk-through with you and create a punch list of final tasks to be performed. We're not done until the tasks have been checked off the list, the area is clean, and you're happy with the work.

Do We Have to Be Around for Construction?

Customers don't have to be on the premises throughout the construction process. We do ask that you make yourself available to answer questions if something comes up. You can be down the street or in another state - as long as you're able to answer questions and make decisions if needed.

How You Can Be Prepared

The construction process is easier for everyone if you're ready to talk about your goals and priorities starting from the initial consultation. 

  • Know your budget. Be ready to communicate about your budget starting from the first meeting with Litchfield Builders. 
  • What are your goals? Know what your project must accomplish. Discuss your goals with other family members before the initial consultation, to ensure all parties are on the same page. If you're working on this project with relatives who are joining your household (example: if you're building an in-law suite), discuss your goals with everyone involved. Plan to bring all involved parties to the initial consultation with Litchfield Builders, to ensure that everyone is in agreement about the scope of the project. 
  • Have a list of nice-to-haves. What would you like to see included in your project, if your budget allows? Know the difference between your must-haves and nice-to-haves, and be ready to discuss during your initial consultation. 
  • Get started early. Litchfield Builders services are in high demand. Our schedule is often full for six months or more. Get started early to finish your project by your intended deadline.
